Enter twelve months of nightly rate and occupancy, the fees and every cost a host carries, and the rent the same property would fetch on a long-term let. You get nights, stays, booking revenue, every cost line and net profit by month, and the year's answer to the question that matters: short-term or long-term. Method: nights booked are days times occupancy; stays are nights over the average length of stay; booking revenue is nights times rate plus cleaning fees collected. Costs each month: the platform fee and management on booking revenue, cleaning and consumables per stay, and the fixed lines. The long-term let is rent less vacancy and management, less its repairs reserve, mortgage and insurance. Break-even occupancy is the year's fixed costs over nightly revenue at full occupancy at the average rate achieved. Income tax, night caps in licensing, furnishing capital and guest-side platform fees are outside this page. Same logic as the Bindler workbook.
